5 Signs You May Need Foundation Repair
Whether you’re looking to become a new homeowner or have been one for decades, it’s essential to know the warning signs of foundation damage. A damaged foundation can cost thousands of dollars to repair, so it’s important to be on the lookout for the symptoms of a compromised foundation so that small problems can get fixed before they turn into greater, more costly ones. If left ignored and untreated, a damaged foundation can cause a host of issues for you and your home. Early detection and action towards these problems will save you money and time in the long run.

Poor Water Drainage
Poor drainage can lead to excess moisture building up against your foundation walls and cause the structure to weaken over time. Therefore, it’s very important to be on the lookout for symptoms of poor water drainage such as water pooling around the perimeter of your home.
You should also check the soil around your home’s foundation to see if it’s wet without having rained recently and vice versa.
Sagging or Uneven Floors
Floors that appear to be cracked, bowing, or sagging indicate that there is an issue with the foundation. This is because when the foundation is disturbed, it can impact piers and beams that are directly supporting the floor and the rest of the house. Not only are sagging or uneven floors unsightly, but they’re just as dangerous. Over time, floors that initially appear to be out of level by ½” or so, may become uneven by 1-1/2”-2”. To avoid hazards like this, have your foundation fixed as soon as possible.
Visible Cracks
It may sound obvious, but cracks found in the exterior or interior walls of your foundation are an indicator of needing foundation repair. Therefore, it’s important to routinely check the perimeter of your foundation for any visible cracks. Bricks, plaster, drywall, and stucco can also crack if there is an urgent need of foundation repair.
Doors That Don’t Open And Close Properly or Stick
If your doors are sticking, it’s usually a sign that there’s a problem with your foundation. Interior doors that have been compromised tend to stick or drag at the top. Exterior doors with foundation problems tend to drag at the threshold or hang down at the top, making them appear uneven.

Uneven Outdoor Steps and Patio
This is another common indication of a foundation issue. Over time, the outdoor steps and patio often separate or appear uneven from the home if there is a problem with the foundation.
