Common Crawlspace Issues in Older Homes

Crawlspace issues are unfortunately not uncommon in New Jersey for a variety of reasons. Much of the residential buildings are older and built with previous crawlspace science beliefs in mind, the high levels of humidity, the proximity to the ocean, and more. Here are some of the most common crawlspace issues found in older homes:

Open crawlspace vents

Open crawlspace vents allow moisture to enter the space, which in turn fosters the growth of dust mites, mold, and mildew. If your home relies on crawlspace vents for ventilation and you want to keep it that way, we recommend using automatic temperature vents that open and close automatically with the temperature. They have a tiny bi-metal coil that reacts to temperature, closing when the temperature drops below 46 degrees and opening the same. Since these types of vents do not rely on the homeowner to remember to open and close them, they are only opened when needed and will not allow moisture to continuously enter the home.

Weather

One of the biggest contributors that leads to excessive moisture in the crawlspace is the outdoor elements and weather. Living in an area with consistently high humidity and precipitation can create major issues in the crawlspace such as mold and mildew growth, structural damage, and more.

Having an exposed, dirt crawlspace floor is also a huge contributor to high relative humidity and moisture levels in the home. Unfortunately, moisture will be absorbed by the soil, which will then dry and distribute the moisture throughout your home. The humidity will fluctuate as a result, and your energy bill might go up.

Your home’s settling might also result in issues with your crawlspace. When the soil underneath a home can no longer sustain the weight of the house, the house will settle. Poor drainage

When your property has no drainage system, water from your roof and gutters will end up near your foundation. Because of the water, the dirt swells and presses on the foundation of your crawlspace causing fissures.

Flooding from a plumbing leak can result in a number of major problems, such as harm to the home’s wood structure, destroyed fiberglass insulation, mouse or bug infestations, and foul odors.

Window wells

Most window wells are made to survive even the harshest storms. They are made to allow for functional windows below ground level, after all. As a consequence, when they do start to leak, it is typically as a result of a flaw, window damage, or general wear and tear.

Proper Construction

The design of your home’s foundation, floor joists, and support beams can have a significant impact on how you approach crawlspace issues. The floor joists will droop if the support pier columns are not spaced correctly, causing noisy, uneven, and sagging flooring. Some foundations for crawlspaces allow more water and air to enter, which leads to issues. Poured concrete is superior and won’t cause problems until there are cracks or holes, whereas concrete block is inexpensive but will allow in the most moisture.

Grading

The grading of your yard will help determine if water will flow back to your home’s foundation. After every heavy rain or storm, gravity will cause water to flow and create pressure on your home’s foundation. Over time, this pressure can lead to the formation of cracks, holes, etc. that the water can then enter your home through. If there are holes or cracks already present, then the water will follow the path of least resistance right into your basement or crawlspace.
